Living Above the City’s Rooftops – This New Construction Project Makes It a Reality - DC Developments, a Germany-wide project developer, has just presented its latest construction project, located in the heart of Westfield Hamburg-Überseequartier. Under the project name "The Lyte"—a coined term meant to evoke the building’s radiant elegance—86 condominiums are being built with a total living area of approximately 7,800 square meters. The lower three floors will host a Breuninger department store. The design for the luminous white property was created by Franz-Josef Nähring and his team from KBNK Architekten.

Completion is scheduled for the second quarter of 2024, with a total investment of around 100 million euros. “From the very beginning, we felt that the design by Franz-Josef Nähring’s team was a perfect fit for our vision of creating a balanced yet elegant retreat. HafenCity is a place that embodies life and metropolitan flair. But upon entering the building, you are surrounded by calm and understated luxury. Each apartment is like a jewelry box containing stylish elements,” said Lothar Schubert, Managing Partner at DC Developments.

Overall, the building will offer 27 different apartment types, ranging from 43 to 395 square meters across 13 residential floors, as well as 96 underground parking spaces, 27 of which are equipped with electric charging points. The two luxurious penthouses on the twelfth floor also feature private rooftop terraces. A standout feature is HafenCity’s highest private rooftop terrace, located on the 60-meter-tall building and designed for communal use by residents, including an outdoor community kitchen.

Björn Dahler, Managing Partner of DC Developments, noted that an open-air communal area provides an important gathering place for fostering a sense of community and resident well-being. The rooftop lounge will offer panoramic views of the city, harbor, and Elbphilharmonie, while greenery along the terrace edge will add a Mediterranean touch to the atmosphere. A unique digital feature is the “The Lyte” app, which allows residents to control their apartment’s climate, heating, and lighting, as well as monitor security with notifications when the apartment door opens. The app also connects residents, making organization within the tower easier.

Architect Nähring highlights the building’s slender form and captivating play of light as distinguishing features. “Radiantly white by day, it shimmers in a warm golden tone in the evening sun.” With 27 floor plan types, the building offers a suitable environment for a variety of lifestyles. Additionally, interior design possibilities for all apartments were incorporated into the planning process from the outset. “Starting our collaboration in an early project phase allowed us to plan the interior of ‘The Lyte’ down to the centimeter. As a result, we created floor plans and interiors that guarantee efficient and space-saving use,” explains Randi Mara Schumacher, Managing Director of PASCH Design. Future residents will be able to choose from two design lines, already available at the DC Developments showroom on Tokiostraße in HafenCity. This year, “The Lyte” was honored with the “Best Residential High Rise Development” award by the European Property Awards 2022-2023 for its exclusive residential concept. Future residents will find a wide range of shopping, leisure, cultural, entertainment, and dining options in the immediate vicinity. The new development aims to achieve a “BREEAM Excellent” certification, an internationally recognized sustainability rating.
