The urban architecture of the project is reclaimed by nature and broken up by green elements. A fascinating interplay of planting, light, and shadow makes the facade of THE OFFICE VOL.20 appear different from every angle.

The lobby welcomes visitors with a radiant light ceiling that almost draws them into the building. Both inside and outside, rough plaster and stone textures are combined with elegant brown tones to create stylish contrasts.

PASCH is responsible for the facade design, the interior design of the public areas, the corporate design, and the 3D visualizations of the project.

The keyword revitalization has been increasingly important, not just in recent years. Old office structures from the 1960s to 1980s dominate many urban areas.


Our goal: to breathe new life into old buildings and bring them into the here and now without the need to demolish functioning structures.

Located directly at the Völklinger Strasse traffic hub, the location of the property also impresses with its proximity to the trendy Lorettostrasse district and the Media Harbor.

INSPIRATION

To interrupt the horizontal alignment of the existing facade elements, custom planter modules were designed to soften the facade with vertical lines.

Made from the same dark brown metal as the existing windows, the elements are playfully arranged on the facade and accented by light strips on the sides. The planters provide space for lush greenery on the facade.

FACADE-DESIGN

The exposed concrete elements are given a fresh look with a high-quality brushed plaster in dark grey.

The vertical alignment of the plaster, combined with the LED strips, creates an intriguing interplay of light and shadow on the facade.

FACADE DESIGN

When small adjustments can have such a big impact: Despite preserving the building's core structure, THE OFFICE VOL.20 has been given new life through its updated facade design.

The urban color palette perfectly blends with the surroundings, yet introduces a modern look to the neighborhood. Major metropolises like Berlin, London, and New York served as inspiration for the high-quality loft aesthetic of the new facade.

BRUSHED PLASTER FACADE

INSPIRATION

Derived from the building's address, the fully renovated property at Volmerswerther Strasse 20 is named THE OFFICE VOL.20.

Inspired by the new facade design, the logo's clean, linear language reflects the architecture of the building.

The straightforward structure is combined with a symbol representing botany, which becomes a defining characteristic of the property.

The Monstera leaf is used in Feng Shui as a symbol of good luck or to accelerate the fulfillment of bigger dreams.

LOBBY

LOBBY & STAIRCASE

A generous light ceiling guides visitors into the building's lobby. Various tile textures, both smooth and ribbed, create a skillful composition with the dark brown wood slat ceiling. The wood slats extend towards the elevator and house the display for the floor signage.

The high-quality stair treads from the existing structure are given a new stage. The beige terrazzo appears modern when combined with concrete plaster and dark brown expanded metal, supporting a harmonious material mix. A new stair railing with mesh grid adopts the dark brown facade colors, linking the facade design with the interior design.
