Symbolically like a picnic in the Grand Canyon, the Community Spaces within the red architecture of ELEVEN DECKS have created a communal retreat for gathering and encounters. All residents of the 306 units have the opportunity to use this area and also rent it for private events.
PASCH has zoned the different areas and is responsible for the design, planning, and 3D visualization of the exclusive 8 communal spaces: Club House, Game Room, Office Lounge, Fitness Studio, Yoga Room, Workshop, Package Station, and Restroom Facility.

In many international residential projects, communal spaces are already considered standard practice! In Germany, they are a new feature that sets the 11Decks project clearly apart from others of its kind: the community spaces.
LOBBY, ELEVATOR LOBBIES & CORRIDORS
Upon entering Eleven Decks, you are greeted by a modern yet timeless design. In the entrance area, light and dark shades of gray blend with soft white and elegant chocolate brown. Extravagant ceiling lights add red accents to the high ceilings, contributing to a pleasant overall atmosphere. Each of the seven entrances of the building complex features a separate stairwell, including elevators. In every entrance area, residents find their personal mailboxes, creatively integrated into a high-quality, floating box made of dark tobacco oak.
The corridors leading to the apartments feel like a gallery. Large canvases with shadow frames, designed graphically and geometrically by PASCH, evoke the works of Mark Rothko. The warm red tones reference the reddish concrete of the exterior architecture. The ceiling lights are artfully arranged, enlivening the corridors in various compositions.
The aim of the design was to reflect the design aspirations of the apartments in every detail of the public areas.
Derived from the ship's bow-like architecture, PASCH drew inspiration from yacht interiors when designing the community spaces.
Panelled wooden walls and rounded shapes evoke the interiors of luxury yachts.
The seating elements are organically embedded within the walls, while the ceiling design follows a flowing form language.
INSPIRATION
The ceiling of the fitness area is accented with a red mineral plaster, seamlessly extending the design of the facade into the interior. Light oak elements provide a warm contrast to the gray concrete floor. The mirror elements in the wall cladding visually expand the space.
FITNESS STUDIO - COMMUNITY SPACES
The harmonious fusion of fitness and living. Immerse yourself in our designed fitness area equipped with high-quality Technogym equipment, seamlessly integrated into the community spaces of 11Decks: a free weights area for strength training, cardio machines, and a versatile yoga space suitable for barre and Pilates.
Experience functionality and aesthetics in perfect balance.
INSPIRATION
The office area provides residents with the opportunity for flexible co-working within the community spaces.
Here, productive work merges with inspiring design, creating an inviting space for creative minds.
OFFICE LOUNGE - COMMUNITY SPACES
Dive in and experience a harmonious blend of open work and meeting areas alongside private think tanks for video calls or focused work sessions. High-quality acoustic panels on the walls and carpet flooring create a particularly pleasant atmosphere in these spaces.
In the COMMUNITY SPACES, various materials and textures in different shades of red and brown are combined with wood and gray stone. This creates a tension that makes the spaces feel inviting and warm.
The game room invites you to linger, play, laugh, and socialize—large sporting events like the football European Championship can also be celebrated together on the big TV. The billiard table becomes the centerpiece of a fun evening!
For the various community areas of 11Decks, PASCH has designed and planned custom-built furniture such as the large show kitchen, seating benches, tables, and cabinet walls. This allows for the optimal utilization of each room's potential.
Welcome to the Club House — a place that invites you to enjoy, relax, and celebrate!
Our designed communal spaces feature an inviting show kitchen for culinary adventures, a cozy bar and lounge seating area for relaxation, and an elegant dining area to celebrate special moments.
Residents can also use this versatile area for their private events, creating unforgettable moments.
CLUB HOUSE - COMMUNITY SPACES
There are countless reasons not to spend every evening on the sofa, and the Club House is definitely one of them! Equipped with a spacious kitchen, a long dining table, and several small private seating areas, it invites cheerful gatherings with neighbors or friends.
The movable partition walls allow the Club House and Game Room to be separated, enabling the spaces to be used independently. When opened up, the areas provide ample space for large celebrations and events.
At the service point, residents receive advice and assistance from the concierge staff of the community spaces.
"Sharing is caring" - The workshop offers a workbench and a wide selection of tools available for residents to borrow.
Additional Highlights:
In addition to the fitness studio, office lounge, game room, and club house, the community spaces offer further amenities: a service point, a parcel station, and a workshop for borrowing tools and carrying out small tasks directly at the workbench.
