Can you imagine standing on your balcony, about 50 meters above the Elbe, enjoying the realistic and to-scale view of the sparkling water and the neighboring Elbphilharmonie, even before the building is completed? Exploring every room of your future apartment, even though it is still just a construction site? With the start of sales for The Crown Strandkai, DC Developments is setting completely new visual standards with its unique configuration tool, making each of the 75 condominiums and their unparalleled views fully immersive in 360 degrees.

Since March 1, 2021, the public marketing for The Crown at Strandkai has been underway. The approximately 60-meter-high luxury residential tower, designed by architect Christoph Ingenhoven, is one of four buildings in the BE STRANDKAI quarter on the peninsula in Hamburg's harbor, which also includes the almost equally tall residential tower FIFTYNINE. The special location directly on the Elbe, with unobstructed views of the Elbphilharmonie, is highly sought after: even before the official marketing launch, around 85 percent of the apartments had already found buyers. Future residents can expect spacious floor plans and exclusive features—both inside and out, which are already fully experienceable before completion, thanks to the innovative configuration tool. The average price per square meter is €17,700.

The apartments span a gross floor area of approximately 11,000 square meters across 17 floors. The first eleven upper floors each contain six 2- to 3-room apartments, ranging in size from 55 to 130 square meters. On the twelfth floor, there are three spacious 3- to 4-room apartments, ranging from 154 to 228 square meters. Above that, there are two 4- to 6-room apartments, with sizes of 260 and 303 square meters. The crowning feature is the two luxurious 5- and 7-room penthouses located on the 15th and 16th floors, each with two levels and over 415 and 426 square meters, respectively. The innovative design is characterized by triangular balconies integrated into the building, from which future residents can enjoy the unique views of the Elbe from every apartment. A glass windbreak, integrated into the intricate framework design elements of the distinctive façade, shields against the gentle breeze directly by the water. The building is scheduled for completion in mid-2023.

“With BE STRANDKAI, we are creating a district in a unique location. The unobstructed view directly on the Elbe—this doesn't exist anywhere else in Hamburg, apart from the Elbphilharmonie, and it partly explains the great interest in The Crown. The project was designed as a holistic concept. We have succeeded in transferring the elements of architecture from the outside to the inside, creating a harmonious symbiosis,” explains Björn Dahler, Managing Director at DC Developments. “Our belief is to fully realize interior architecture, structuring spaces with tailor-made solutions, inspiring personal style, and conveying a sense of living even before completion to help potential buyers in defining the identity of their own four walls.”

EXPERIENCE VIEWS AND INSIGHTS TODAY AND DESIGN YOUR DREAM HOME

For the interior design of the individual rooms, three styles, specially developed by the designer duo Armin Panahi and Randi Schumacher, are available. While "pure" impresses with simple elegance, "coco" features luxurious marble and gold elements, and "silk" creates a refined living ambiance with graceful wood paneling. The fact that interested buyers can experience the different room concepts even before the apartments are completed is made possible by the innovative and globally unique configuration tool from DC Developments and AUG. PRIEN. Each of the 75 apartments was meticulously designed and visualized in detail and to scale, from fixtures to flooring to thoughtfully integrated furnishings, across all three design lines. The apartments in The Crown are now fully experienceable in 360 degrees as if you were standing in the already completed building. This includes the view from the floor-to-ceiling windows and the balconies, which in the upper floors wrap around the entire building and are planted with Mediterranean trees. Thousands of drone shots were taken to simulate a realistic 360-degree view of the potential home.

“With the configuration tool, we are setting completely new visual standards: we offer the unique service of being able to experience and reflect on each individual apartment, to decide whether it suits you. The interplay of wood, stone, and metal is present in all the designs, yet each apartment retains its individuality and room for personal style. Our service also includes the calculation of the orderable furnishings. Even the visualized furniture is available upon request,” reports Björn Dahler.

LIVING ON THE PENINSULA ABOVE THE ELBE - OPEN FLOOR PLANS AND EXPANSIVE VIEWS

The design of the apartments emphasizes a sense of openness. The airy layouts of the apartments are striking. Few, but generously sized rooms offer space for personal expression. Room dividers are open yet functional. Following current trends, the individual rooms flow into one another. What is known in the form of an open kitchen connected to a living and dining room also extends to the bedrooms and bathrooms in the apartments. Freestanding bathtubs and unique organization systems create a spa-like atmosphere.
