INTERIORMAGAZIN - 306 New Apartments in Westfield Hamburg-Überseequartier
DC Developments, a German residential and commercial real estate developer, has launched the marketing of Eleven Decks, one of three residential buildings in the Westfield Hamburg-Überseequartier, introducing new forms of urban living. Of the 306 planned units, 224 will be realized as one- and two-room apartments. Ranging from 39 to 200 square meters, each apartment will feature a loggia, balcony, or terrace, along with a choice of three exclusive design lines and a basic package. Interior design is managed by PASCH Panahi & Schumacher Design.
The 18 penthouses will have rooftop gardens of up to 240 square meters. A highlight of the project is its extensive community space, providing residents with think tanks, co-working areas, fitness and yoga rooms, a clubbing area with an open kitchen, dining room, bar, lounge, and a gaming room complete with a pool table and large screen. A spacious terrace with an outdoor kitchen on the sixth floor is available for private events.
“With the Eleven Decks concept, we aim to inspire new housing models in Germany. Community spaces like office areas and club spaces are becoming more common in the U.S. and will play a larger role here, too. The goal is to create even more urban, diverse, and sustainable residential projects that accommodate various daily routines within a single building. This setup fosters interaction among different groups—from singles to families and both first-residence and commuter residents,” says Björn Dahler, CEO of DC Developments.
The Eleven Decks, over 30 meters tall, stands out with its ship bow-like design and terraced rooftop gardens facing the Elbe River. Accessed via six entrances, each featuring wood-look mailboxes and delicate ceiling lights, the building’s warm ambiance extends to a lush 1,600-square-meter inner courtyard—a tranquil oasis for residents. Additionally, it offers 140 garage spaces with 42 EV charging stations, a dog washing station, a workshop with tools available for loan, and a laundry service. The building also integrates two apps for smart home management, facilitating resident communication and interaction with property management.

Units are priced at an average of €11,300 per square meter, with the smallest unit, around 39 square meters, available for €448,000. The project also targets a BREEAM Excellent certification for sustainability. DC Developments acquired the 5,500-square-meter residential development area in 2019 from French real estate and investment company Unibail-Rodamco-Westfield, which is overseeing the ground-floor retail area.
The entire Überseequartier, spanning approximately 420,000 square meters of gross floor space, is one of Europe’s largest urban developments, marked by its modern urbanity. DC Developments has invested around €235 million in Eleven Decks, with the 11-story building designed by Hamburg architect Professor Carsten Roth. Financed by Berlin Hyp AG, completion is anticipated in the fourth quarter of 2024.
