Eleven Decks - Urban Living in One of Germany's Largest Cities
In the heart of the Westfield Hamburg-Überseequartier, a newly created district in Hamburg’s HafenCity, a new residential complex will grace Hamburg's skyline starting in 2023. Designed by architect Carsten Roth and led by DC Developments, this modern project is set to make a significant impact.
The building sets a new standard for modern urban living like no other. The interior of this architectural masterpiece is equipped with special highlights for residents, which Björn Dahler, Managing Director of DC Developments, known from our report on “The Crown,” shares in an interview. Eleven Decks: Living Next to the Elbphilharmonie
Eleven Decks is a unique new construction project aimed at creating new impulses for living in Germany. It integrates living and working spaces and connects them through communal spaces. In addition to 18 penthouse apartments, it features green roof areas, numerous recreational spaces, sports facilities, and a spacious terrace to promote interaction among residents. Due to its central location in the Hamburg Überseequartier, which offers a fantastic mix of culture, gastronomy, and retail, Eleven Decks offers more urbanity than any other building in Germany.
Interview with Björn Dahler: Highlights, Interior Design & More
FIV: What is it like to live in the new Eleven Decks residential complex? Björn Dahler, Managing Director of DC Developments, answers some questions about his latest construction project.
The Location in Hamburg: Westfield Hamburg-Überseequartier
FIV: Why did you choose this location in Hamburg for Westfield Hamburg-Überseequartier? What makes this special place unique?
Björn Dahler: The Westfield Hamburg-Überseequartier is probably one of the most urban locations in Hamburg, if not Germany. It is special for us to create over 300 apartments in this location. We want to be bold and bring trends like community spaces, which are already established in the USA, to our Hanseatic city. At the same time, we want to show with the Eleven Decks project that living in green spaces is also possible in the middle of a metropolis. With our approximately 4,600 square meters of green space (rooftop terraces, communal areas), we are creating oases of tranquility in the heart of HafenCity (Europe's largest urban development project). Moreover, the location is a prime example of how the concept of a 15-minute city is realized. Our district study, in which we surveyed 11,000 people, clearly shows: In addition to community and green spaces, Germans also value quick accessibility.

Highlights: Co-Working Space, Fitness Rooms, and More
Eleven Decks offers its residents a lot. In addition to fitness and yoga rooms, there are numerous recreational options such as a clubbing area with an open kitchen, a bar and lounge, as well as a gaming room with a billiard table and large monitor for community interaction. FIV: Eleven Decks features many highlights, such as co-working spaces and fitness rooms. What are you particularly proud of? What sets this property apart from other urban buildings?
Björn Dahler: The many green spaces and the community space of over 600 square meters are unique in Germany. With the goal of making luxury somewhat more democratic, we focused on 1- and 2-room apartments (from 39 square meters) for this project. These meet the highest standards in terms of amenities and location but are compact in size. The community space with a clubbing area, outdoor kitchen, billiard table, or yoga room expands the living space for residents. This allows a resident of a 1-room apartment to host a large meal or celebrate a birthday with friends. The gaming room with an integrated billiard table provides fun hours. The fitness room is perfect for training alone or with other residents - the sense of community is palpable here too.

The Naming: Influence of the Harbor
FIV: Your previous project, “The Crown Strandkai” next to the Elbphilharmonie, which we reported on, also has a special name. Why is your latest project called “Eleven Decks”? How does it relate to the harbor or its construction style?
Björn Dahler: The name comes from the building's design, by Carsten Roth. Eleven Decks = 11 floors - the ship’s bow design and terrace-like arrangement allow us to develop 18 penthouses: each on the apartments arranged around the courtyard. These have their own green roof terraces with Elbe views, up to 240 square meters in size. The exciting construction style also contributes to our 39 different apartment layouts. There is something for everyone.

Interior Design: Three Design Lines
FIV: With three exclusive design lines, several brands are integrated into the unique building. Which designers have you chosen for the open and urban concept?
Björn Dahler: The three styles named “GIO,” “CHIA,” and “JET” were carefully developed by the designer duo PASCH Design. Armin Panahi and Randi Schumacher also designed the design lines for the “The Crown Strandkai” project. The “GIO” style, implemented in a one-room apartment, features bright, light-filled spaces and calming colors that create a pleasant oasis.
