DEAL Magazine - Stylish and User-Centric: The Lyte Residential Tower in HafenCity
It is a cozy retreat from the urban hustle and bustle—nestled in understated luxury with a unique view—that is currently taking shape in the Westfield Hamburg-Überseequartier: The nationwide project developer DC Developments is presenting its new residential project "The Lyte." Here, at around 60 meters in height, will rise the highest rooftop terrace in HafenCity.
With a total of 86 condominiums spanning approximately 7,800 square meters, "The Lyte" is the smallest development site in the Überseequartier. The design for the striking white property was provided by Franz-Josef Nähring and his team from KBNK Architekten. Completion is planned for the second quarter of 2024, with a total investment volume of around 100 million euros.
"From the moment we saw the design by Franz-Josef Nähring and his team, we felt it wonderfully matched our vision of creating a balanced and elegant retreat. HafenCity is a place where you can feel the vibrant city life. Upon entering the building, you experience immediate tranquility and understated luxury. Each apartment is like a jewel box, housing stylish elements," says Lothar Schubert, Managing Partner of DC Developments. "The Lyte" offers a total of 27 different apartment types ranging from 43 to 395 square meters across 13 residential floors, as well as 96 underground parking spaces, 27 of which are equipped with electric charging points. The two luxurious penthouses on the twelfth residential floor also feature private rooftop terraces.
Comfort: From Rooftop Lounge to THE LYTE App
A special highlight of the 60-meter-high residential building is the highest private rooftop terrace in HafenCity for communal use by residents, including a shared outdoor kitchen. Björn Dahler, Managing Partner of DC Developments, explains: "We believe that an open-air sharing area as a meeting point for residents is essential for fostering community and ensuring a high level of well-being. The rooftop lounge of 'The Lyte' offers breathtaking views of the city, the harbor, and the Elbphilharmonie. The green planting along the edge of the terrace will also create a Mediterranean atmosphere." A digital feature is the dedicated "The Lyte" app, through which residents can control their apartment's climate, heating, and lighting, as well as monitor security with notifications when the apartment door is opened. The app also connects residents and facilitates organization within the residential tower.
Sleek Silhouette with Light Play Effect
Externally, the building shines with a spectacular appearance, thanks in part to its several hundred sliding elements that serve as individually adjustable light and sun protection. The architects refer to the reinterpretation of the traditional shutter as "Brise Soleil"; the protruding facade is made of aluminum. "The Lyte" stands out in the sea of buildings in HafenCity not only for its delicate form but also for its attractive play of light. During the day, it appears in radiant white, while in the evening sun, it shimmers in a warm gold tone. The slanted flanks towards the northwest and southeast also give the building a unique dynamism," says architect Franz-Josef Nähring.
Stylish and User-Centric: Interior Design Considered from the Start
With 27 floor plan types, "The Lyte" has the ability to adapt easily to various lifestyles, making it a modern and needs-oriented home for future residents. The reason: The planning of the interior design of all apartments was taken into account in all processes before construction began. "Starting with a good collaboration in a still young project phase, we were able to plan 'The Lyte's' interior with centimeter precision. As a result, we were able to create floor plans and interiors that guarantee efficient and space-saving use," says Randi Mara Schumacher, Managing Director of PASCH Design. Future residents have the option to add one of two design lines, which can already be experienced in the DC Developments showroom on Tokiostraße in HafenCity. This year, "The Lyte" was awarded "Best Residential High Rise Development" by the European Property Awards 2022-2023 for its exclusive residential concept.
In the Heart of the Überseequartier
"The Lyte" is unique not only for its appearance and spacious interior but also for its special location within the Westfield Hamburg-Überseequartier. The lower three floors will house the department store from Breuninger. From the third floor upwards, the building consists of apartments—right in the heart of the vibrant HafenCity. Future residents will have access not only to a wide range of shopping options but also to leisure, cultural, and entertainment opportunities. Additionally, residents can look forward to a wide variety of culinary options.
A BREEAM certification, an internationally recognized method for assessing the sustainability of properties, with a rating of "Excellent," is being pursued.
