architekturblatt - New Residential Tower for HafenCity: “The Lyte” Combines Hanseatic Elegance with Stylish Interior

Hamburg (Press Release) – "The Lyte" is set to be a cozy retreat from the city's hustle, offering understated luxury and unique views within the heart of Westfield Hamburg-Überseequartier. DC Developments, a project developer active across Germany, is presenting its new residential project, “The Lyte.” Rising about 60 meters, this tower boasts HafenCity’s highest rooftop terrace. With a total of 86 condominium units across a living area of approximately 7,800 square meters, "The Lyte" is the smallest construction plot within Überseequartier. The design for the radiant white building was created by Franz-Josef Nähring and his team at KBNK Architekten. Completion is expected in the second quarter of 2024, with a total investment of around 100 million euros.

Lothar Schubert, managing partner at DC Developments, notes: “We immediately sensed that Franz-Josef Nähring’s design aligned perfectly with our vision to create a balanced yet elegant retreat. HafenCity is a place where life and metropolitan flair come together. Upon entering the building, a sense of calm and understated luxury prevails. Each apartment is like a jewel box, containing stylish elements.” "The Lyte" offers a total of 27 different apartment types ranging from 43 to 395 square meters across 13 residential floors, along with 96 underground parking spaces, 27 of which come equipped with EV charging ports. The two luxurious penthouses on the twelfth floor feature private rooftop terraces.

Amenities: From Rooftop Lounge to The Lyte App

A distinctive highlight of the 60-meter residential building is HafenCity’s highest private rooftop terrace, designed for shared use by the residents. This space includes an outdoor communal kitchen. Björn Dahler, managing partner of DC Developments, explains, “We see the open-air sharing area as an essential meeting place for residents, fostering a sense of community and well-being.” The rooftop lounge at "The Lyte" offers breathtaking views over the city, the harbor, and the Elbphilharmonie. Lush greenery along the terrace edges will create a Mediterranean atmosphere. Additionally, the "The Lyte" app provides residents with digital features, allowing them to control apartment climate, heating, and lighting, as well as monitor security via notifications when the door is opened. The app also connects residents to streamline organization within the tower.

Sleek Silhouette with Light Effects

The building’s exterior shines with a spectacular appearance, achieved partly through several hundred sliding elements serving as adjustable light and sun protection. This reinterpretation of the traditional shutter, named "Brise Soleil" by the architects, features an aluminum facade. "The Lyte" stands out in HafenCity’s skyline not only for its refined form but also for its attractive play of light. Radiantly white during the day, the building glows in warm golden tones in the evening sun. The building’s sloped flanks facing northwest and southeast further add to its dynamic appearance, says architect Franz-Josef Nähring.

Stylish and User-Centric: Interior Design Considered from Project Inception

With 27 floor plan types, "The Lyte" adapts effortlessly to various lifestyles, offering a modern, need-oriented home for future residents. Interior planning began early in the project, ensuring the interior of "The Lyte" was planned with centimeter-level precision. Randi Mara Schumacher, Managing Director of PASCH Design, explains, “Starting a collaborative design process in the early project phase allowed us to create layouts and interiors that guarantee efficient and space-saving use.” Future residents can select from two design lines, already available to experience in the DC Developments showroom in HafenCity’s Tokiostraße. In 2022-2023, "The Lyte" was honored with the “Best Residential High Rise Development” award by the European Property Awards for its exclusive residential concept.

In the Heart of Überseequartier

“The Lyte” stands out not only for its appearance and generous interior features but also for its exceptional location within the Westfield Hamburg-Überseequartier. The lower three floors will house the Breuninger department store, while residences occupy the upper levels from the third floor upward, all situated in the heart of HafenCity. Future residents will benefit from a wide array of shared spaces as well as leisure, cultural, and entertainment options. They can also look forward to a broad selection of culinary offerings.

The project aims for BREEAM certification, an internationally recognized method for assessing building sustainability, targeting an “Excellent” rating.
