Björn Dahler and Lothar Schubert present the new multifunctional residential building: "11 Decks"
Sustainability and innovation are the hallmarks of the new project "11 Decks" by DC Development, with Björn Dahler and Lothar Schubert leading the way. The Hamburg architect Prof. Carsten Roth has designed the architecture, resulting in a unique building as part of the Westfield Überseequartier Hamburg. The building, currently being constructed 30 meters above Hamburg's HafenCity, features a ship's bow design with stepped rooftop gardens overlooking the Elbe.
The property includes 141 garage and bicycle parking spaces with 70 EV charging stations, a dog washing area, a workshop, and laundry services, alongside commercial and retail spaces. Spanning 10 floors, it houses 306 residential units, divided into 1-, 2-, 3-, and 4-room apartments, all individually designed by the interior designer duo Armin Panahi and Randi Schumacher. The apartments are offered in three stylistic directions: "Gio," "Jet," and "Chia." They range in size from 39 to 200 square meters and feature a loggia, balcony, or terrace. The 18 penthouse apartments come with green rooftop gardens of up to 240 square meters.
The price is quite high, with the average cost per square meter for the apartments at €11,300. Notably, the "community spaces" on the 1,600 square meter green courtyard level include "co-working spaces," a gym, and a yoga room, as well as a clubhouse for socializing, relaxing on a comfortable club sofa, or playing billiards.
The resident community is managed through two specially developed apps: the "Building Management App" and the "Smart Home App." These allow residents to book the "community spaces" once a year at no charge or reserve the penthouse apartment on the 11th floor for a barbecue evening. A true gem for those who can afford it.
